A free roof inspection can sound like a sales trap. Here is what it actually looks like when Terry does it: what he checks, how long it takes, and the written report you keep afterward, whether you hire him or not.
Homeowners are right to be a little wary of a free roof inspection. Too often it is a foot in the door for a hard sell. Ours is not, and I want to tell you exactly how it goes so there are no surprises. You are in control the whole way, and you are under no obligation to hire us when it is done. Here is what actually happens.
First, we talk before I climb
When you call or fill out the form, we talk about what is going on. A leak, an old roof, a windstorm, a home sale, or just peace of mind. That tells me what to look for before I ever set up a ladder. We book a time that works for you, and we call back the same day to get it on the calendar.
Then I get on the roof and document everything
I do the inspection myself. For an average Kennewick home it usually takes under an hour, and I would rather take the time to document it properly than rush. I check the shingles for the heat and sun damage that is so common here, look hard at the valleys, eaves, and flashings where roofs leak first, and check the spots you cannot see from the ground. I photograph all of it. When we sit down, you are looking at pictures of your actual roof, not a generic brochure meant to scare you into a sale.
You get the truth, including the cheap answer
If your roof needs work, I tell you what and why, and I show you the photos to prove it. If a repair will hold, I quote the repair, not a replacement you do not need. If the roof is fine, I tell you that and you have lost nothing but an hour. Our reviews are full of homeowners saying we did not upsell them, and that is not an accident. It is the whole way I run the company.
Then you get it in writing
If you want to move forward, you get a written estimate with a clear scope and a real price. That number is the price you pay. No change-order games, no line items that appear later. You keep the report and the photos either way, so even if you decide not to hire us you walk away knowing exactly where your roof stands. If you want time to think, take it.
